What Renters Should Know Before They Try and Lease an Apartment
Don't overlook these details regarding your apartment search. Knowing what apartment look for regarding your acceptance can help you greatly.
Many times renters spend countless hours touring apartment communities only to find out they have made several mistakes that could easily have been avoided. Touring a few properties may be fun at first.
But soon it becomes unpleasant. The leasing agents are trained to show you the entire community which includes the parking areas, fitness centers, grounds, apartment units, and anything else that would be important in your apartment search. Since the search is so time consuming, we have notated a few common errors that would be renters make that could save their important time.
Broken Leases, Bankruptcies
If you have a broken lease or bankruptcy call the properties before you even set foot in for a scheduled tour. Almost all properties will not accept an individual with a broken lease. This is simply a renter who left his apartment community without fulfilling the terms of his contract. All apartment contracts have sections that detail what you as a renter need to do if you must end your stay prematurely.
A bankruptcy may or may not automatically disqualify you from apartment communities. We recommend you discuss your situation with leasing agents or the manager of the community. Do not think that you may be able to sneak by. Apartment communities will take your personal information and "run" it through credit databases that will detail your personal status. You will only be wasting your time and pay for unnecessary application fees.
Pets
Many of us have beloved pets who are more like a part of the family. If you have a cat, you most likely will have no issues regarding your acceptance into the property. Dogs are an entirely different matter. These furry friends will be judged on two different sets of criteria. All apartment communities will have a pet limit. Make sure you know what the limit is for each apartment you tour. If your pet exceeds the limit, obviously this would exclude you from acceptance into the property. Some apartment communities set limits at 25 pounds while others have limits up to 100.
The other parameter is breed type. Aggressive breeds such as German Shepherds or Dobermans are not allowed. If you have a mixed breed it will be up to the apartment manager to offer the final ruling. You may be surprised what apartment communities include in the aggressive breed category. Apartment companies will not accept the possible litigation that may arise from a pet attacking a tenant.
Job
Do you have a job? If you don’t have a job apartments may still accept you if you can provide some other form of income or information. If you can provide a co-signer, that is someone who will vouch for you if you cannot meet the monthly payment amounts, you will be accepted. They will be held liable if you fail to make timely payments though.
However, what about people who are retired? They just have to show bank statements or other form of monies that will indicate they will be a solid tenant.
