What are the Benefits of Getting an Estate Agent

Is it feasible or cost effective to sell your home your self?
When it comes time to sell a home the established thing to do is to contact an estate agent who will take care of the sale. It is actually possible to sell your house yourself but not many people tend to do it. There are pros and cons to actually managing your property sale yourself.

There are no legal obligations for you to use an estate agent. With the large amounts of money involved it is quite natural to want to have the experience of a letting agent to guide you through the sale. If you have sold a fair few properties before you may be familiar with all of the different aspects that need to be done but if it is your first then you would probably want to use an estate agent company.

Like a number of services available to pay for it is perfectly feasible to sell your home yourself. What you are paying for with an estate agents is time. You don't have to take photos of your home, put them on a website, field calls, arrange viewings, chase up viewings or manage offers. As a bonus through years of experience good estate agents will spot the time wasters sooner rather than later. If you work nine to five there is not much time left in the day to all of these things so it is just easier to get them taken care of by someone else. The cons of course are that you will have to pay a fee to the estate agent now ranging from anything between one to three percent of the property selling price.

If you have a lot of time on your hands it may be feasible to do it all yourself. It will cost though as you will need to advertise. Estate agents have a network of ready made contacts and sites that they can get access to. You will need to be creative with how you advertise your sale. Through papers or internet listings you should be able to find buyers however if you are selling during a buyers market as we are now you may be competing with a more than usual number of properties in your area.

When buyers are scarce you will need to make sure that you get your property to the market as soon as possible. If you are selling a property in a metropolitan area such as Glasgow estate agents can propbably get your property in front of as many people as possible
