Using Gimmicks to Sell a Home

In today's property climate a gimmick could make the difference in getting buyers through your door.
Will using a gimmick in a sale lead to more potential buyers. It could if the right gimick is picked and with the property market still far from healthy sellers need all the advantages they can get. Property shows are always trying to get us to think neutral when redecorating for a sale but there could still be room for some innovation. The aim of a gimmick is to draw attention to something. Your aim as a property seller is to ensure as many people as possible are made aware that your property is for sale. If you can get attention from the press you'll hit pay dirt and once you get that kind of interest you'll be able to attract a lot more interest.

So how do you start? If the house you are selling is in a rural community and has unique selling points attached then you will find it easier to work from that. If you have a feature such as a pool or a large garden organize a community pool party or a summer barbecue. Invite everyone you know and everyone you don't from your area and put up signs everywhere. If you can get a large number of people into your house to let them all see how great it is the fact that it is for sale will start to spread. This will also have the added benefit of showing anyone who doesn't live in the area that there is a friendly community, assuming that the gathering goes well.

If the house you are selling is more of a standard dwelling with not much to shout about then you may have a more difficult time in attracting potential buyers. With the property market the way it is there are too many property sales are harder to come by. There are a number of things you could do to let people know your house is for other than putting a sign in a real estate agents window.

Paint it. Go for a color like bright red or something garish. Let potential buyers know that you'll be returning it to its normal color before the sale completes though so you don't scare them off. There was one seller in England recently who held a raffle for a piece of land and ended up selling 45,000 tickets at twenty five pounds each. You could also hire a celebrity to show potential buyers around or give away a small cash prize to every fifth viewer. Just anything to get more people through the door.
