Retail Shop Fit Out - Achieving the Optimum Result
When you are starting a retail shop fit out what should you be asking your contractor to ensure a successful outcome.
The answer is of course as you would approach any other major project i.e. by trying to foresee major problems before they arise and then using all available resources to ensure maximum return for optimum outlay.
"Optimum" is a better word to use than "minimum" because sometimes the savings that can be made by cutting corners and spending less in the short term can result in a world of pain further down the track. By getting the right project partners on board early so many potential pitfalls can be avoided.
From a construction perspective, this is done by thoroughly analyzing the project at all points before and during the build process. The critical points are:
Design time: what materials best suit the project's specifics? Are there any inherent problems to do with the site, i.e. what is access like, is there suitable parking and provision for the off load, what is the ceiling height and are there any other issues such as permits needed? Does the work need to be completed out of hours?
Costing: Are bulk orders likely? If so, this can dramatically reduce the unit cost. Is there an alternative cheaper product that will help keep costs down? Are there new products that have superseded traditional systems? What is the expected lifespan of the fit out? Will it be updated annually, monthly, weekly?
What is the intended use of the space? Is it to be used as a play center or an exclusive boutique? All of these factors will dictate how far the valuable dollars and cents can be stretched. As strange as it sounds often knowing the size of the budget can really help focus the project to a practical and achievable
outcome.
By forging a strong relationship with your contractor it is possible to maximize the return on the investment. All too often a contractor can disappear down a blind alley of endless quoting when knowing the financial parameters can point them in the right direction from the outset.
Fabrication: Ensure that all components are fully assembled prior to installation, this reduces the need for excessive onsite work and aids in troubleshooting. A quality shop fitting project is defined by the little details; whenever possible, where designed elements interface with the existing building, a simple trick is to use templates to aid in fit off on site. This process not only helps in the fit out stage but also reduces the risk of expensive materials being wasted due to miscuts.
Along with templates,datum sticks are used to ensure consistency of heights and widths. All of these traditional processes can be applied to the most advanced and technological of installations.
Technology: Make use of technology to assist in the economical fabrication of the fit out. Laser cutters and CNC routers are both a very useful resource when looking at cutting complicated or multiple shapes. They can both be used for the cutting of timber, metal, acrylic and many other materials. Polystyrene and fibreglass also lend themselves to a more adventurous or artistic installation.
Installation: The installation should be planned thoroughly in advance ensuring that the client is well aware of what processes are involved. It really helps if all staff know what is expected of them during the installation as this will make for a much smoother transition into the new environment. Often it can be advantageous to have a single team rather than a whole range of contractors. This homogenization of workforce aids in communication and man management.
As with all building projects these days, deadlines are critical; Getting the doors open again for business is top of the list which is why making these few issues a high priority is so important.
