One can interpret the notice to vacate in two ways. Most often it is a letter written by the landlord to a tenant who is either reaching the end of the lease or falling foul of the landlord. Tenants who do not pay the rent for occupying the rental property, cause trouble to the neighbors and fail to adhere to the rules of tenancy are generally served the notice to vacate within 30 days. On the contrary, the notice to vacate is given by the tenant to the landlord that he intends to vacate the land and that the landlord may search for a new tenant. When given by the tenant, the landlord is given enough time to find a new tenant once the old tenant has vacated. In the former case, the tenant is not rendered homeless, while in the latter case, the landlord does not lose a month's worth of rent. This letter constitutes written notice to vacate the apartment within 30 days of the date of writing this letter. You are asked to use this notice period to find a new place for yourself and vacate the premises and remove all your possessions by (date). I expect that you return the keys to the apartment as soon as you vacate it. Thanking You, Your Name.

Apart from the fact that the eviction notice to either the landlord or the tenant is a great way of announcing the end of the lease, it is also has substantial importance as a legal document which proves the intention to end a contract of lease by either party.
