New Houston Apartments Construction Industry News 1
Continuation of my previous industry update with regards to current market conditions of newly constructed apartments and the effects of rental rates and vacancies.
For my October industry update I wanted to first start off by explaining that apartments proposed under construction are estimated for completion in October 2009 or later. I have either confirmed visual drivebys of these properties under construction or from my source. As for the Under construction apartment communities those are confirmed only by my source.
I have verified and driven by Midtown a week ago while I was showing apartments and its looks like framing is complete, exterior and windows are complete, and roofing is complete. All that is left is interiors and we will see an additional 863 units added into the market. So far all you contractors out there and vendors looking to make a bid contact me with your information and I will put you in touch. For apartment locator's out there and leasing agents I can promise you they will need help doing mass lease ups and will be hiring so contact me so I can forward your information and resumes.
To break it down by neighborhoods Midtown is inside the loop or Central so I am including: Greenway Plaza, Med Ctr, And Heights for a total of 13 complexes and another addition of 4,564 units just Inner Loop alone.
Southwest region includes Galleria, and West Memorial /Briar Forest areas 5 total complexes and a whopping 1,686 units will be available to lease up! Who said builders stop building and there was money to be made in commercial construction?
In the Northwest region: FM 1960 West, Katy, Woodlands, and Conroe there is 12 total complexes for a whopping 4,004 units available to lease up in that market. While the median prices for 1 and 2 bedrooms remain the lowest of all the markets and with great schools I see the most influx in this region.
In Northeast small region including Kingwood we will see 4 complexes total and 1,143 units for lease. This market already has several new complexes competing with each other for lease ups. While recession has slowed down in this region and given its furthest distance from Downtown Houston I predict you will get the best specials and rates here.
Lastly, Southeast region including: Brazoria County's fasted growing suburb Pearland, as well as Clear Lake we'll see 9 total complexes and 1982 total new units available for rent.
As an apartment locator you can offer great deals and all you leasing agents out there this is a great time to manage lease ups and or move up to Class A properties and work for them.
