Know Your Rights Before You Lease Your Next Apartment Home

For those of you who have never leased an apartment home before, we wanted to describe the entire lease process. You will want to know your rights, as its possible many different situations can occur before you move in your next apartment home. Typically you will tour several apartment facilities and then you will normally submit an application.

Application

The application is the beginning of the leasing process. You will fill out your personal information including rental history, employment information, including earned wages, you will provide your social security information, and a few other details. The apartment community will then process your application to see if you are approved. Typically you must not have a felony, broken lease, and you must make a certain amount of income set by the property in order to be approved. You will usually pay a fee around $50 per application. If you are approved the apartment community will assign a move in date and apartment number. You will also put down a deposit on your apartment home.

Lease

On the day of your move in you will sign your lease. It is actually a good idea to take a copy of the lease with you after you are approved. This will provide you with ample time to read the entire document. There will be many important pieces of information within your lease. For example, if you must terminate you lease early there will be a section pertaining to this. Also you will have to give "notice" that you are moving out of your apartment community. Even though you will have a specific lease term, the apartments will want notice that you intend to move out. If you don’t give this notice you probably will then be on a month to month contract.

The lease will also outline who will be responsible for the maintenance. Most larger apartment communities will take care of your maintenance. If you are leasing a home, sometimes the renter is responsible for the maintenance.

When you move in your apartment home, you most likely will also put down a deposit. If you damage your apartment home they will deduct this from the deposit. If the damages exceed the deposit you will be responsible for the remainder.
