If you have ever heard lived in an apartment community you realize that you have to put a deposit down usually equating somewhere near one full month’s rent. Many corporate apartment communities such as a Gables may only require a few hundred dollars or so. If you want to receive a portion of your money back there are a few steps you will want to follow.

1) The apartment community will give you a check list. This will give you the opportunity to notate anything that may be damaged or anything out of the ordinary. This is your chance to point out any damages such as worn carpet or a whole in the wall. You will want to be as detailed as possible. If you are confused about anything make sure you write it down. Also before you hand it to one of the managers or leasing agents make a copy for yourself and store it in a safe place.

2) Take care of your apartment. It is your responsibility to return your apartment home in the same shape you took possession of it in. If you plan to hang a painting or plasma television on the wall, read your apartment contract thoroughly. The community will charge you if you leave unwanted holes in the wall.

Clean your unit on a regular basis, and if you have carpeting vacuum it regularly. When you leave your apartment home clean it thoroughly or contract a professional cleaning service. Many times the apartment community will refer you to someone they use. If you opt to clean it yourself make sure you know what shape it must be in or you might be charged.

3) Under Texas law the landlord or apartment community must mail you your deposit within 30 days after you leave your apartment home. If they deduct a portion or all of your deposit they must present why they took a portion of your security deposit.
