Leasing agents should dress appropriately. Men should wear dress pants and button down shirts with collars. Dress shoes are appropriate.
Women should wear dresses or a blouse and high heels or appropriate shoes. Tattoos should be covered up if possible and leasing agents should approach prospective tenants with a smile and personality.
Leasing agents should offer would be renters a refreshment too. Many apartments today provide coffee, sodas, water, and even cookies at some locations. The main objective is to make sure those touring fee at home. After all they may be living on the premises shortly.
We visited a property where the leasing agent seemed unhappy, un-talkative, and was not happy about the needs and wants of the customer. There is no faster way to lose a customer than to be disinterested in what they need.

If possible, there should be a model on the premises filled with furniture and all the daily conveniences that would normally be in one’s apartment home. We have toured properties that were dirty or apartment homes that were completely empty.
Renters want to fill at home. And if there is a completely furnished model that will help them decide what their apartment home could be like. This will increase the chances of a lease.
Of course if a renter wants to see a specific apartment home that would be theirs, leasing agents should show them the empty room. After the tour the leasing agents should ask follow up questions rather than just say their goodbyes.
