My Home is Flooded

A true story about a home damaged by a burst pipe and the lesson to be learned.
My good friend purchased home insurance with me some years ago and he elected to carry a $10,000 deductible, believing that his newer home was nearly claim proof. This was against my advice.

I received the phone call early on a Friday morning. While heading to a bathroom at 2:30 in the morning my friend and client stepped in a sloshy mess. A bathroom hose had burst sometime after 1 am and nearly every room in this upscale home was now flooded.There was extensive damage in the kitchen, which had received a $40,000 remodeling only two years earlier. New and expensive wood flooring was also damaged, as it buckled in a matter of days.

While my friend has a large deductible the damages far exceeded that. His original concern was from a fire, but now realizes that other things can happen in a home to cause damage.I live in an older home in an established, older neighborhood. We like the area. But one thing I noticed after moving in was the connections to the laundry, sinks and toilets all had the older metal piping. These types of hoses eventually wear and break.

I had every one replaced with new hoses.

If you have not checked all your hoses, do it now. Do not wait until you arrive home from a vacation or long weekend to a mess. The out of pocket deductible will be the least of your worries. The life disruption is also a major pain.My friend and his family has 20 loud fans blowing, and it has been going on for days. They likely have to move out while the restoration begins in earnest.Sudden and accidental claims are covered under home owner insurance. Be that as it may, do your best to avoid such a claim by checking and replacing old water hoses.
