Construction Pricing, Complete renovation Example in Manhattan
GOOD OLD FASHION CAPITALISM IS A LIVE AND WELL IN THE RESIDENTIAL CONSTRUCTION COMMUNITY IN NYC-Manhattan.
VERY IMPORTANT: THIS WAS AN EXAMPLE I PUT TOGETHER FOR A PUBLICATION LOOKING INTO HIGH END CONSTRUCTION. PRICING CAN BE COMPLETELY DIFFERENT FOR A GOOD SOLID QUALITY PROJECT IN MANHATTAN.
Going through my records I found this example estimate I put together for a local publication.
Following is the pricing options a coop or condo owner may be looking at for High End (High End references the better materials, appliances and most detailed finishing work and often larger projects) Construction work. This estimate was put together in 2004.
Prices may have changed since then because of differences cost for Sub Contractors, other specialist, materials, higher Insurance and Workers Comp. Fees for Contractors (not employing illegal immigrants). At the same time good old fashion competitive capitalism is at work in the residential construction industry in Manhattan (NYC). There are always up and coming contractors trying to make a name for themselves that can offer great pricing.
Using a two bedroom as an example:
To refinish floors, not install a new floor, painting (including priming walls, polishing and repriming before painting), and install top of the line molding a customer is looking at 26,000.00.
Of course if this is a special imported wood flooring, refinishing may take a completely different pricing.
Following is an example breakdown since the countertop material, appliances chosen, cabinetry and flooring material decided completely affect the pricing. Example of 10 x 15 kitchen with all new appliances needing separate electrical points.
The background electrical, labor to prep kitchen and install cabinetry and countertops and flooring would run a basic amount of 20,000.00.
High quality appliances such as the best ranges, range hood, sub zero refrigerator,etc, would run 25,000.00
Countertops: quality granite 87.50 sq ft, limestone (fossils embedded) 120.00 sq Ft., Blue Stone 125.00 sq ft., with "Baia" Blue Stone running 250.00 sq Ft.
Cabinetry: Large range with High End starting at 40,000.00.
High End Bathroom:
Following is an example breakdown since the tub, tile, jacuzzi, whirlpool, toilet, fixtures and flooring material vary greatly.
Example: A property owner recently bought a 10,000.00 marble tub. This entailed a large piece of marble hallowed out into a tub.
Whirl pools and jacuzzi pricing vary greatly.
Imported tile also completely affects the pricing.
A High End bathroom would run 30,000.00
Pricing with each of these as separate projects:
