Apartment Pet Policies

Many apartment have their own set of rules regarding pets. Usually pet weight and breed are the primary factors.
Many properties have different rules when it comes to accepting pets in apartment communities. Generally speaking, almost all apartments will allow cats in the community. In fact when apartments advertise on the web they generally do not even speak in terms of cats. Cats do not scratch the hardwood flooring or ruin carpet. What the situation always boils down to is dog breed and weight limit. If you have an aggressive breed such as a pet bull you can be sure that the apartment complex will not allow your animal to live within the community.

In fact we have never been able to locate an apartment for a renter with a pet classified as an aggressive breed. Apartments will not bear the risk of any lawsuit brought about by another renter. Apartment managers know what dogs fall into the aggressive breed list. So if you have any questions the manager or leasing agents will be happy to answer any questions you have. If your dog is a mixed breed it will be a case by case basis.

The weights limit is always set by the properties. Some properties will accept dogs that weigh up to 100 pounds, while others will not accept any dogs that weigh over 25 pounds. And remember if your dog does exceed the weight limit by 5 or 10 pounds you can usually motivate the leasing agent to help you out. After all the leasing agent will receive a commission if you do lease.

Many of the newer communities with hardwood flooring do not want the heavier dogs scratching up the hardwoods. If your pet does qualify to move in the apartment, you will then have to pay a pet deposit. Pet deposits can range above $500 per animal. And typically you will only receive half of your deposit back by rule. If your dog causes any damage inside the unit you can be certain that you will not receive the other half. And remember you must pay a deposit for yourself when you move in the community too. Keep in mind that most communities will allow two pets per unit.
